Our Fully Managed Package
- Meeting you at the property and providing a valuation.
- Answering any questions you may have regarding letting you property
- Advising you on compliance with the various safety regulations
- Erecting a "To Let"
- Advertising the property on Zoopla, Prime Location and our high performing Social Media Platform with 4k followers locally
- Sourcing suitable tenants and carrying out referencing checks such as employment reference, landlord reference and checking for any CCJs on account. Rentshield Direct will also check
affordability and a full report on referencing will be provided.
- Accompanied Viewings
- Preparing an Assured Shorthold Tenancy Agreement and arranging signing with the Tenants
- Collection of the security bond and securing it with the Deposit Protection Service
- Checking the tenant into the property, meeting them with keys and required documentation such as gas safety copies and energy performance certificates.
- Completing the handover of utilities into the tenants name for Gas, Electric, Water and Council Tax
- Collection of monthly rental payments, paying you with 2-3 days of rent recieved.
- Providing you with monthly landlord statements & invoices
- Chasing Rent Arrears, Phone calls along with 1st, 2nd & 3rd Notice Letters will be sent.
- Reporting to you any maintenance issues and arranging the neccesary works. For larger works, renovations and end of tenancy work an extra charge will be discussed to cover costs and time.
- Conducting periodic inspections
- Arranging of the Annual Gas Safety Renewal (Gas Safety Certificate - £95.00)
- Check the tenants out of the property should they vacate. Utility handover.
- Should the property be re-marketed, the set up fee would be re-applicable
Our Fully Managed Package - Set Up Fee of
£195.00 + 10% of the monthly rental income will be deducted from the first months rent recieved.
